What is PMDE? It’s not just an acronym for Project Management & Delivery Excellence in constructions.

It is a detailed Peer-Review Report which adapts a materialist post-structuralist view about construction’s identity for the project owner. Moreover, it encloses all the building construction parameters, roles and responsibilities of the persons involved in the project as well as the information related to its quality, operation, sustainability, energy efficiency and functional characteristics.

The aim of our PMDE approach is to achieve excellence throughout the project life-cycle and establish a compliance with the principles of quality, time and cost in constructions.

CONTENT ANALYSIS

From Project Pre-Design to Handover

01. General

Project scope in constructions, refers to the total volume of tasks that must be completed in order to deliver a result with specified functions and features. At this section, all the required deliverables, works, responsibilities and project objectives are determined.

Furthermore, the “must-haves” and “nice to haves” are presented in the form of phased deliverables during the project life cycle.The owner can read a detailed Scope of Work (SOW) manual and refer back to in order to assess project success and delivery effectiveness.

Moreover, with a detailed Project Creep Graph which is based on lean agile principles, ARENCOS illustrates highlights when work is added and how much, bottlenecks in development and budget burning because of unseen project changes.

02.Technical Due Diligence

Construction Technical Due-Diligence consists of the methodical review, analysis, identification and gathering of information about the physical characteristics of a construction project. At ARENCOS, technical due-diligence is not an exercise of ticking off the boxes.

We undertake a systematic professional assessment of the project and provide a professional opinion in regards to the technical feasibility and economic viability of the development in the form of a technical due diligence report which may include information on:

  • Deficiencies in design and construction quality
  • Lack of planned and actual maintenance
  • Inappropriate materials (low quality)
  • Non-compliance with the Greek Civil Code and the International standards
  • Violation of Building Regulations or Building Codes
  • Construction Sustainability

This enables the owner of the property to realize the risks and opportunities associated with the development from a technical perspective in an immediate, short, medium or long-term performance.

03.Inspection & Supervision

BIM (Building Information Modeling)

At ARENCOS we implement the latest 3D model-based technologies to improve building performance, and collaborate more effectively throughout the project lifecycle.We support the construction delivery process reliability with the latest MEP (mechanical, electrical, and plumbing) systems. We assess and analyse building performance to reduce the time and cost associated with project development.

04. Requirements (Quality & Project Execution)

During the course of a construction project, quality can have the most critical impact on the road to success. This is because a solid quality management framework, can ensure that a project is completed in compliance with the latest building codes and within the defined guidelines set out in the Scope of Work.

Furthermore, ensuring that the construction performs its intended purpose, is a paramount factor in providing a pragmatic evidence of commitment to standards of excellence. A highly efficient way to achieve this is through our Quality Management reVIEW tool.

This lean-based tool provides a benchmarking methodology to identify those areas in the development where there is an apparent performance gap and also illustrates the solutions provided.

05. Specifications & Warranties

During the course of a construction project, quality can have the most critical impact on the road to success. “As Built & TA” Drawings
The As-Built documentation contains a collection of documents of the existing state of structure.
This section of the provided PMDE manual usually includes:

  • a building permit accompanied by building permit documentation and construction details of the project,
  • a daily log of development (issues, risks, solutions, steps, requirements, needs etc),
  • agreements of completion and acceptance of partial and final works and,
  • proposals, descriptions and Architectural, Structural and E/M drawings of the project being completed.

The as-built project documentation includes also all the applied modifications that were made during the course of the construction works.

06. Project Construction Contract

A Construction Contract Agreement is between the contractor and owner or developer of the project. This section of the PMDE manual contains the following sections:

  • Lump-Sum or Fixed Price contract,
  • Budget and cost contract,
  • Time Schedule and deadlines,
  • Materials and equipment contracts and prices
  • Equipment and Infrastructure Technical specifications,
  • Mechanical and electrical engineering drawings
  • Technical drawings for telecommunication and safety systems
  • Construction and civil engineering drawings

07. Project Close-out

A project well done is worth celebrating. At this section the project owner can find all activities completed across all phases of the construction. This section contains the project plan and schedule, the list of deliverables, project changes and any additional task used during the project. After the close-out, the owner is now responsible for the monitoring and maintenance of the construction.

A project-closure checklist which summarizes much of the information and data from the project is also provided. Among others the following data are provided:

  • The scope: both the original vision and the scope that was met by project completion.
  • The issues and risks, including materials availability, suitability and durability characteristics and how they were dealt with during project development.
  • A project life-cycle photo folder which provides a holistic picture of the tasks completed on the site both from the internal and exterior areas of the project from the initial stage to project completion.
