Charting You Own Path. Together.
Structural Integrity Assessment
We conduct a thorough and systematic evaluation of your building’s essential structural elements, including foundations, load-bearing walls, and roofing systems. Our goal is to identify early signs of deterioration, damage, or potential vulnerabilities that could compromise the building’s safety, durability, and performance. Through this comprehensive assessment, we help protect your investment, enhance resilience, and ensure compliance with the highest standards of construction excellence.
Safety and Accessibility Verification
At ARENCOS, we believe safety and accessibility are the cornerstones of a truly resilient building. Our expert team conducts a meticulous evaluation of your property’s critical features — from staircases and handrails to emergency exits and accessibility pathways — ensuring full compliance with the latest safety standards and best practices.
But we don’t stop at compliance. We uncover opportunities to enhance usability, comfort, and security, creating spaces that are not only safe but also welcoming, intuitive, and future-ready.
Building Systems Inspection
At ARENCOS, we take a deep, performance-driven approach to evaluating your building’s essential systems — electrical, plumbing, HVAC, and fire safety. Our detailed inspections go beyond routine checks to uncover hidden inefficiencies, potential hazards, and performance gaps that could compromise operational continuity and occupant comfort.
Through proactive diagnostics and strategic insights, we help future-proof your building’s systems, optimize energy use, and enhance the overall resilience, safety, and value of your property.
Environmental and Energy Efficiency Assessment
We believe that true building excellence harmonizes performance with environmental responsibility. In addition to structural evaluations, we conduct an in-depth assessment of your building’s environmental footprint and energy efficiency. Our inspections identify potential environmental risks, inefficiencies, and areas for sustainable improvement.
Through actionable recommendations — from energy-saving upgrades to eco-conscious design enhancements — we help you reduce operating costs, boost asset value, and move closer to a future of smarter, greener, and more resilient living.
Mold Testing & Indoor Air Quality
Ensuring optimal indoor air quality is essential for both health and comfort. Our comprehensive Mold Testing and Indoor Air Quality assessment identifies hidden mold, allergens, and pollutants that could affect both the building structure and the well-being of its occupants.
Using advanced testing techniques, we detect potential threats such as mold growth, poor ventilation, and airborne contaminants. Our tailored recommendations provide practical solutions to improve air quality, reduce health risks, and create a safer, more comfortable environment.
Thermal Imaging & Insulation Check
Our advanced thermal imaging technology identifies hidden heat loss, insulation gaps, and moisture issues within your building's walls, ceilings, and floors. This non-invasive inspection method reveals temperature variations that can lead to energy inefficiencies, drafts, and potential structural damage. By addressing these hidden issues early, we help you optimize energy use, enhance comfort, and reduce utility costs.
Roofing & Waterproofing Inspection
Seismic Risk Assessment
A seismic risk assessment analyzes your building’s structural design and materials to evaluate its ability to withstand earthquakes. Through in-depth analysis of foundation integrity, structural connections, and overall building resilience, we pinpoint areas requiring retrofitting or reinforcement. This proactive approach enhances safety, reduces potential damage, and helps you meet local seismic building codes.
Pest & Termite Inspection
Our expert inspection team conducts a thorough check for pests and termites, which can cause significant structural damage over time. By identifying infestations early, we help prevent costly repairs and health risks associated with mold, termites, and other pests. Our comprehensive inspection covers walls, foundations, basements, and attics, ensuring your property remains pest-free and structurally sound.
We do not perform remediation services, so our findings, just like the home inspection, are never influenced by the prospect of getting a lucrative remediation job.
Building Envelope Inspection
The building envelope is your first line of defense against environmental elements. Our inspection examines the exterior shell of your building — including walls, windows, and doors — for air leaks, moisture intrusion, and thermal inefficiencies. Identifying gaps in insulation, sealants, or waterproofing can help enhance energy efficiency, prevent water damage, and improve the overall comfort and longevity of your building.
HVAC System Efficiency Audit
Our HVAC system efficiency audit analyzes the performance and energy consumption of your heating, ventilation, and air conditioning systems. We inspect components such as ducts, filters, thermostats, and coils to ensure they are operating at peak efficiency. Identifying areas for improvement allows for better temperature control, reduced energy consumption, and lower utility bills while extending the life of your HVAC equipment.
Noise & Vibration Analysis
A noise and vibration analysis assesses the levels of acoustic disturbance and vibrations within your building. Our team evaluates sources of noise pollution, including mechanical systems, external traffic, and structural vibrations, and provides solutions to reduce these issues. Enhancing soundproofing and vibration control not only improves occupant comfort but also helps maintain a peaceful environment, particularly in residential or office spaces.

Disclaimer
The cost of the property inspection may be subject to adjustment should the client request additional assessments beyond the standard scope of services, such as evaluations of septic systems, mold presence, plumbing and electromechanical systems, roof condition, structural integrity, insulation performance, and other specialized areas. Please be advised that our property inspection service encompasses a comprehensive range of tasks, specifically tailored to meet individual client requirements. However, the extent of services, customized checks, and any additional tasks necessary to assess the structural framework, the electromechanical infrastructure, or any other component of the property may incur supplementary fees.
In addition, should the client require a detailed technical report presenting the conclusions and observations of the inspector-appraiser-engineer, or a certified report by TUV Austria where applicable, these documents will also be subject to additional charges.
The lists presented on this page are indicative and do not imply that all listed services are included within a fixed inspection fee. Clients are invited to define their specific inspection needs, following which a detailed fee proposal and an Engagement Letter will be issued. The Engagement Letter will explicitly outline the scope of work, the time required to conduct the inspection, the analysis and assessment period, and the timeline for the delivery of the technical report. It is important to note that the overall cost will increase should further tests, such as pest inspections, moisture evaluations, HVAC system analyses, or laboratory testing, be required.
We strongly encourage clients to inquire about these potential additional costs in advance. To enable us to provide an accurate and binding cost estimation, clients are required to submit all requested documentation and relevant information to our team
All property inspections are conducted by professionals who possess a senior level of experience and are registered members of the Technical Chamber of Greece (TEE), ensuring the highest standards of technical expertise, integrity, and compliance with national regulations.

Specialty Inspections
We also provide specialized services for those requiring deeper inspections such as mold testing, HVAC systems inspection and pool or spa inspection.
If you require any additional types of inspections that are not listed, communicate with us and we can discuss your needs.
When we perform a regular inspection, all of the property’s systems are inspected. However, in some cases, clients don’t need to conduct a full, standard inspection and ask for specific systems or components to be reviewed such as the roof, plumbing, pool, electrical, irrigation, and more.
In those cases, we can take a customized approach to focus on the particular systems specified.

A Buyer’s Home Inspection Checklist
A property inspection is a visual, yet holistic inspection of a property to determine its current state, condition and any potential issues or defects.
An inspection is most often done as part of a real estate purchase agreement or interest from a potential buyer or investor for a specific property.
Always Striving for Something Higher
Our inspection process, assessment, surveys and reports are intended to produce safe, inclusive and resilient outcomes. We also recognize that sustainability and energy efficiency encompasses many different parameters. So, our inspection works also prioritize energy-saving materials, energy efficiency, biodiversity, conservation of resources, and carbon footprint.
NOTE: The property inspection is non-invasive, meaning that the inspector does not cut into walls, drill into the land, or any other type of intrusive inspections that may cause damage to the property. A property inspection is meant to help purchasers make informed decisions about the property before they buy it; the inspection also helps sellers to know what, if any, parts of the property may require repair or replacement or are not up to the latest building codes.

Our detailed analysis helps uncover moisture issues, hidden leaks, and ventilation problems — providing you with actionable insights to create a safer, cleaner, and more sustainable living or working space.

How Much Does a Property Inspection Cost?
- The size, age, value and location of a home are the key factors in determining the cost of an inspection.
- The price of inspection will go up if additional tests, such as those for pests, moisture and HDVC tests, are required.
- The larger the property, the longer the inspection report will take to complete, so the more you should expect to pay.
- Freestanding structures that are not attached to the property itself, such as a detached garage, storage room, tree-house, or even a septic system may increase your final cost.
- If an inspector needs to travel a significant distance, they may also charge travel costs. This may be a set fee, or they may charge per km.
How Long Does a Property Inspection Take?
Property inspections are designed to disclose defects or issues in the investigated property that could significantly affect its safety, livability or value. They are not meant to disclose aesthetic defects.
The evaluation is presented to the potential buyer in a comprehensive report so buyers are completely and effectively informed of the property’s condition prior to the pre-contract or purchase.
A property inspection should not only outline defects and problematic areas to the potential buyer; it should also highlight the positive aspects and parameters of a property as well.
A property inspection accompanied by a professional report typically takes two to four weeks. It’s a good idea to schedule an appointment with an inspector from ARENCOS soon after identifying a property in Crete, so you’ll have the report before the pre-contract.
