The Quiet Unveiling: A Vision in Progress
Oriented toward the coastal horizon of Almirida in the Apokoronas region, this detached residence is currently undergoing a meticulous transformation. Originally constructed in 1924, the property is being reimagined by ARENCOS to unify two separate dwellings into a singular, cohesive sanctuary for a family of four.
Through a rigorous process of expansion and sustainable retrofitting, the structure is evolving into a high-efficiency haven. Rather than a total overhaul, the design represents a subtle revelation—a narrative where Cretan heritage and modern innovation reside in perfect balance.
Enveloped by the mercurial light of the coast, the property is crafted to radiate an enduring composure, allowing the weathered textures of the past to converge with minimalist precision.
Defined by the principles of Total Architecture and Passive House standards, this project seeks to breathe new life into a historic, yet proud Cretan soul. The spatial organization prioritizes flexible functionality, centered around a handcrafted kitchen that balances raw utility with quiet elegance.
By integrating the skill of local craftsmen—from the restoration of original exposed beams to the installation of bespoke cabinetry and warm wooden flooring—the renovation preserves the home’s lineage while meeting the sophisticated demands of modern living.
Site-Responsive Design and Performance
This residence is conceived as a unified structure where architectural precision and interior materiality are inseparable. The design serves as an elemental response to the Chania terrain, utilizing Passive House principles to achieve a permanent state of thermal equilibrium.
Through the implementation of a high-performance building envelope and the deliberate orchestration of natural light, the architecture evolves into a sustainable backdrop that harmonizes with the Mediterranean landscape of Crete.
A restrained palette of bone whites, silvered greys, and warm oak dissolves the threshold between the interior hearth and the wild coastal environment. The interior reflects a commitment to tactile, high-quality finishes executed by local craftsmen, ranging from the rhythmic warmth of exposed wooden beams and wide-plank flooring to the seamless, hand-troweled microcement surfaces.
Every detail, including bespoke shelving and the curation of furniture and objects, is designed with the human scale in mind. This approach prioritizes “invisible comfort” and aesthetic stillness, encouraging fluid movement and a direct physical connection to the environment. The spatial organization emphasizes functionality, ensuring each area serves its purpose while remaining flexible over time.
Heritage, Well-Being, and Sustainable Living
Living in close proximity to the coast offers more than just a scenic backdrop; it fosters a lifestyle governed by the restorative rhythms of the sea, where the “blue space” effect significantly enhances mental well-being and physical vitality.
However, inhabiting these delicate coastal environments carries a responsibility to protect them. Transitioning a historic structure into a low-energy residence is a vital act of stewardship, marrying the luxury of seaside living with environmental consciousness.
By integrating high-performance retrofitting—such as advanced thermal insulation and sustainable energy systems—we ensure that the home’s footprint remains as light as the coastal breeze.
This synergy of location and efficiency creates a “future-proof” sanctuary that honors the natural beauty of the shoreline while providing a resilient, healthy, and ecologically harmonious retreat for generations to come.
The Kitchen: The Social Core
At the core of the architectural vision lies the kitchen—the home’s social anchor and a space where family life naturally converges. Its design merges the disciplined tranquility of Japandi minimalism with the raw, honest simplicity of Cretan heritage, creating a setting that is both purposeful and serene.
In close collaboration with local master craftsmen, the kitchen integrates bespoke cabinetry and premium timber flooring, balancing functional rigor with understated luxury. The cabinetry is expressed as a sequence of clean, geometric volumes in rift-sawn ‘Organic Pale Oak,’ where the subtle, linear grain reinforces the seamless, minimalist form.
Every detail is carefully considered to cultivate a space that harmonizes modern utility with a profound sense of calm—a kitchen that is architectural, elemental, and alive with the rhythms of daily life.
Carved in Stone, Warmed by Oak
Central to this architectural approach is a sophisticated masonry palette, featuring an exceptional Greek Skyros Beige marble—characterized by its rare, faded red veining—complemented by the refined elegance of Italian Cremo Delicato.
Sourced directly from Skyros Island, these stones are treated as foundational elements rather than mere ornamental additions. The marble is precisely inset into bespoke cabinetry to create flush, flawless transitions, balancing the stones’ naturally cool, dense surfaces with the inherent warmth of the oak.
To reinforce this design language and ensure absolute visual continuity, the ‘Natural’ oak finish is extended from the cabinetry to the floor. Utilizing a brushed, rustic-grade plank with a 3mm top layer, the flooring provides a warm, tactile counterpart to the linear cabinetry and honed stonework.
This deliberate layering of premium materials transforms the kitchen into a balanced, high-performance workspace—a contemporary sanctuary that respects both the home’s 1924 proportions and its rich material heritage.
Timeless Materials, Contemporary Craft
The material palette is an architectural extension of the Cretan landscape, drawing directly from the region of Apokoronas’ coastal environment. A tonal base of soft greys, muted whites, and subtle sage is paired with high-quality Natural Oak and local limestone.
This selection ensures a seamless transition between the residence and its surroundings, grounding the modern design within its geographic heritage.
This strategic interplay between light and high-performance materials ensures a balanced living environment that facilitates both social interaction and private reflection.
Material & Comfort Enhancement
Instead of microcement in the bathroom located on the upper floor, Marmorino Unico will be applied as the selected wall finish. This choice is intended to enhance the overall aesthetic quality of the space, offering a more refined and elegant surface with subtle depth and texture.
In addition, a low-energy underfloor heating system has been installed to improve thermal comfort and energy efficiency within the bathroom. The combination of the Marmorino Unico finish and the underfloor heating contributes to a high-quality, comfortable, and contemporary interior environment
The Upper Floor: Timeless Materials, Contemporary Craft
The most significant architectural intervention is the seamless integration of the upper and ground floors—a connection that fosters openness while rigorously protecting privacy. Rather than a stark addition, this transition is a contemporary gesture rooted in deep respect for the property’s history.
The stairway acts as both a literal and symbolic passage, carrying the patina of the past into the clarity of the present. Original wooden beams and microcement floors coexist with a refined palette of brushed oak, brass, and hand-applied plaster.
Discretely integrated, arch-like doors line the corridor, leading to expansive bedrooms on one side and a generous family walk-in closet on the other. Here, continuity isn’t achieved through mere replication, but through a thoughtful dialogue between eras.
Throughout this renovation, architecture emerges through a careful balance between continuity and transformation. The existing structure retains its familiar character, while thoughtful interventions introduce a quieter, more sustainable way of living.
Indoors and outdoors flow more naturally into one another, as natural light, improved thermal performance, and refined materials redefine everyday comfort. What once belonged solely to the past is gently reinterpreted, allowing the residence to respond to contemporary needs without losing its identity.
These subtle layers of renewal give the home its renewed vitality—grounded in its origins, yet prepared for a more resilient and energy-conscious future.
