To withstand the unique maritime climate of Akrotiri, the building envelope incorporates a premium external thermal insulation system (ETICS) and high-specification, minimalist aluminum joinery with thermal-break technology and solar-control glazing.

The technical core is powered by an intelligent VRV climate system and solar-thermal integration, ensuring a nearly net-zero operational profile. Every structural detail—from the hidden drainage systems to the precision-engineered pergolas—is designed to provide long-term durability while maintaining a sleek, weightless silhouette against the Stavros skyline.

Guided by the principle of Total Architecture, the design prioritizes a sensory connection to the landscape through a curated palette of raw and refined materials.
